COMMISSIONS ARE ALWAYS FULLY NEGOTIABLE. COMMISSIONS ARE NOT SET BY LAW, RULE OR REGULATION.
Our position is that buyer-agent commissions should not be offered in advance of an offer. Commissions are a negotiable term—just like any other aspect of an offer—that directly impacts the seller’s net proceeds. As such, we believe it should be leveraged as a negotiation tool rather than predetermined. However, we fully respect our sellers’ decisions, and if they choose to offer a commission, we will honor their choice.
Please note that by offering a commission, you are authorizing us to disclose it to buyer agents upon request via email, text, or phone. The offered commission will not be published publicly. When communicating the commission to buyer agents, we will deduct a nominal 0.25% before relaying the remaining amount to them. This deduction does not increase your costs, as it is taken from the commission you have already chosen to offer—not as an additional fee.
Commissions are payable IF and ONLY IF, you offer a commisison in advance and/or negotiated it as part of a contract. If a buyer comes without a buyer agent representation, there is NO commission due at all.

We offer a simple yet highly efficient and effective service designed to bridge the gap between sellers and buyers, enabling direct negotiations between the most interested parties in any transaction. By fostering transparent communication, our goal is to help both sides create successful deals while keeping costs lower for everyone involved.
Our success as a business—along with our growth and expansion—rests on the success of these direct interactions.
We created this service because, after the last financial crisis, we noticed many sellers couldn’t afford, didn’t want, or didn’t need a traditional listing agent. Yet, they still needed the right tools—especially access to the MLS—to successfully sell their property.
Our business model occupies that space in the market by giving sellers the exposure they need on the MLS without requiring them to pay for a full-service listing broker. The trade-off is simple: we provide an affordable and powerful service, while sellers handle some of the legwork, like showing the property and coordinating showings and offers.
This results in successful transactional relationships with dramatic savings.
Even though, we only work for sellers, we recognize a similar situation on the buyer side of the transaction: many buyers can’t afford, don’t want, or don’t need a traditional buyer’s agent. That’s why we strongly advocate for buyers’ rights and freedom to choose and decide for themselves whether to hire a buyer’s agent.
If either party—buyer or seller—is forced or pressured in any way into using an agent, it distorts the market, disrupts the natural balance of supply and demand, creates unnecessary friction, and drives up costs for everyone.
We’re committed to championing two core principles:
- The right of buyers and sellers to choose how they engage in real estate transactions.
- The economic benefits of saving on transaction costs. When buyers and sellers keep more of their hard-earned money, they often reinvest it into real estate—an economic multiplier with powerful benefits for everyone.
