What's Snap Flat Fee's history and philosophy?

SnapFlatFee.com® is a registered trademark of Blue Lighthouse Realty, Inc., a family-owned business incorporated in 2003. We started as a traditional full-service brokerage, and around 2011 recognized a gap in the market — many sellers didn't want, need, or could afford a Realtor® to represent them as a listing agent.

We built Snap Flat Fee to give sellers an alternative and the freedom to choose. Our platform lets you save significantly by avoiding traditional brokerage structures, while giving you the tools, control, and pricing freedom Realtors® use — and we believe buyers deserve that same freedom to decide if they want or need a buyer's agent.

What is a Flat Fee listing?

Also called a Limited Service or Entry-Only MLS listing, this is a real estate service for advertising your sale or rental. We charge a small flat fee — not a percentage — and become your listing broker without charging a traditional commission. You're free to sell directly to a buyer with no agent, and the savings come from you handling tasks like showings and negotiation yourself, while we handle MLS and portal promotion using the exact same MLS system every Realtor® uses.

What's the difference from a Full Service Real Estate Company?

A full-service company handles everything — MLS listing, showings, scheduling, offer negotiation, liaising with attorneys and title companies, and closing representation. Our savings come from you managing scheduling and buyer-agent communication yourself. These tasks are straightforward, but we strongly recommend legal and tax advice for every real estate transaction regardless of which service you choose.

What kind of contract will we have?

A Single Agency listing agreement with Limited Service — also known as Entry Only or Flat Fee MLS. It authorizes us to list your property in the MLS while you retain the right to sell directly to a buyer without agent representation. It can be canceled at any time with no penalty.

Are Flat Fee Listings legal?

Yes. The U.S. Department of Justice not only approves Flat Fee MLS listing services but actively encourages innovative brokerage models that benefit consumers, and has taken legal action against states that tried to restrict them.

Commissions & Costs

How much commission must I offer a Buyer's agent?

Commissions are not set by law and are fully negotiable. We believe they shouldn't be committed to before an offer — they affect your net proceeds and should be evaluated in the full context of each offer. You're never obligated to agree to a payment you don't wish to make. See our Commissions guide for the full breakdown.

Why does Snap Flat Fee charge less than others?

We don't see ourselves as cheap — we charge an honest fee for what we provide. Our efficiency comes from cloud-based technology, automated processing, and minimal overhead, and we have no shareholders or institutional obligations to answer to. Our broker is personally licensed in every state we serve and acts as your listing agent directly — unlike competitors that operate purely as referral companies.

Do you make any additional money from the transaction?

Only in specific cases: if you choose to offer a commission in advance and the buyer is represented by an agent, we deduct a nominal 0.25% from that commission before relaying the remainder — not an additional charge to you. If a buyer comes without agent representation, no commission is due at all.

Listing Process

How do I pay?

Click the green "Start Now" button, fill in your information and property details, review and electronically sign the service terms, then pay securely through our encrypted payment portal. We accept all major credit cards.

How do I submit pictures?

Right after payment, you'll get step-by-step upload instructions. Upload from your computer or phone, or share a link from a photographer, Google Drive®, Dropbox®, or iCloud®. If your pictures aren't ready, we'll email you an upload link (SnapFlatFee.com/pics) to use later.

How many pictures can I upload?

Up to 40 — we maximize whatever your MLS allows. The first photo must be an exterior front shot, and images can't contain text, yard signs, or contact information. You must hold the copyright to any photos you upload.

Can I upload pictures from the internet or previous listings?

No — this is important. Images sourced from the internet or previous listings are copyrighted and/or restricted by MLS rules and copyright law. Using them without written authorization exposes both you and us to significant legal risk.

When will my property be published and available in the MLS?

We call it "Going Live." Your listing goes up on the MLS and Realtor.com within 24 hours of receiving payment and pictures — often faster — and syndicates to other real estate portals within about an hour after that.

Can I cancel my listing?

Yes, anytime, hassle-free — use the "Changes" section on our main menu. There's no cancellation fee, though refunds aren't available. We can't cancel a listing that's already sold or rented, since MLS status must be reported accurately; use "Changes" to update status instead.

I got a contract. Now what?

Let us know right away so we can keep the MLS accurate — we specifically need updates when you have an Executed Contract and when the transaction closes. Use the "Changes" section on our website to report both.

What about yard signs?

We've found yard signs mostly serve as advertising for other agents, so we don't sell or provide them. If you'd like one, ask us for our logo file and order a sign online with your own contact info. Note: For Sale By Owner signs aren't permitted once a property is listed in the MLS.

Exposure & Contact

Where will my property be published?

We start with your local MLS for immediate visibility, then extend to Homes.com and hundreds of other real estate search sites — including Realtor.com, Zillow, Trulia, Movoto, and Redfin — putting your property in front of over 98% of potential buyers.

Will my property appear on other Realtors' and real estate companies' websites?

Likely yes — through MLS data exchange programs, agents and brokerages can showcase your listing on their own sites, which amplifies your exposure. We can't guarantee publication everywhere, since we don't control how each individual broker manages their own site.

How will Buyers and Realtors contact me?

Realtors reach you through the MLS, which links directly to ShowingTime® — showing requests come to you in real time by email/text, with the requesting Realtor's contact info included. Buyer leads from portals like Realtor.com and Zillow (which don't allow owner contact info to be published) are forwarded to you as we receive them, whether by email or a recorded phone message.

Is it possible to have my phone number on Realtor.com and other websites?

No — NAR, local Realtor associations, and syndication partners like Realtor.com, Zillow, and Trulia prohibit publishing an owner's direct contact information. Any lead we receive from any source is promptly forwarded to you.

Trust & Legal

Do I need an attorney?

We strongly recommend involving an attorney in any real estate transaction, even with Realtors involved — Realtors aren't qualified or permitted to give legal advice. We also recommend a CPA for tax and accounting guidance.

What about your competition?

When comparing services, confirm any competitor is actually licensed as a real estate brokerage in your state, and check that their reviews are verified by an independent third party. Many "flat fee" sites are just lead-generation middlemen that resell your info to a local broker — often at a worse price with less control. If you find a comparable service at a lower price, we'll list your property for 50% less than that alternative.

Where can I read customer reviews?

Our reviews are collected and verified by Shopper Approved, an independent third party approved by Google for verifying reviews from actual paying customers. View them on our Reviews page or directly at Shopper Approved.
