This is where you start your listing for $99. Our Broker reviews it and uploads it to the MLS — the same MLS every Realtor® uses — and syndicates it to all the main real estate portals: Homes.com®, Realtor.com®, Zillow®, Trulia®, Redfin® and more. Maximum exposure, and you skip the commission.

You control the transaction as a For Sale By Owner (FSBO), but with the same tools Realtors® use. Every lead we receive is forwarded directly to you. You coordinate showings and open houses, receive and negotiate offers, and coordinate toward closing.

What is a flat fee MLS listing?

A flat fee MLS listing is a listing placed on the Multiple Listing Service by a licensed broker for a one-time fee instead of a commission. The seller pays $99 up front and pays no percentage of the sale price at closing. The property appears on the MLS and syndicates to the major real estate portals exactly as a full-commission listing does.

What does "entry only" mean?

Entry only means the broker enters the listing into the MLS and the seller handles the rest. Inquiries, showings, offers, and negotiations go directly to the seller, who keeps full control of the transaction. We are here to help whenever you need — just contact us.

Do I have to pay the buyer's agent commission?

No. No law requires a seller to pay the buyer's agent. Buyer agents sign written compensation agreements with their own buyers, and offers of compensation are no longer published on the MLS. Any seller contribution is a negotiable term inside a specific offer, and you may decline it. Read all about commissions here.

Which states can I list in?

SnapFlatFee.com® provides service in states where the Broker is properly licensed. We are expanding, but for now you can list properties in Florida, Connecticut, Illinois, Massachusetts, Maryland, and the District of Columbia.

How long does it take to go live?

Most listings are entered into the MLS within one business day of receiving a complete submission, including photos and a signed listing agreement.
